The €250,000 threshold is NOT a general threshold for purchasing standard residential real estate in Greece. It applies exclusively to specific commercial conversions or heritage restorations.
The Special €250K Routes
To stimulate specific sectors of the real estate market, Greek law provides two specialized pathways that maintain the €250,000 threshold across the entire country.
Commercial Conversion
Purchasing premises previously used as commercial, industrial, office, or retail space, and converting them to residential use.
- Available anywhere in Greece, including €800K zones (Athens, Mykonos, etc.)
- No 120m² minimum living space requirement
- Change of use to residential must be certified before submitting the Golden Visa application
- The property cannot be used as a company headquarters or branch
Heritage Restoration
Purchasing designated listed or heritage buildings (diatirithea) and undertaking their complete restoration.
- Available anywhere in Greece, including Tier 1 areas
- No 120m² minimum living space requirement
- Full restoration must be completed before the first 5-year renewal of the residence permit
- Failure to complete restoration results in revocation and heavy fines
