Where does the €400K threshold apply?
This threshold applies to regions outside the high-density urban centers, offering excellent opportunities in beautiful rural and coastal areas.
Mainland Greece
All regions excluding Attica and Thessaloniki (e.g., Peloponnese, Epirus, Central Greece, Halkidiki).
Smaller Islands
Islands with a population of 3,100 or fewer.

Property Requirements
Like the €800K route, properties under the €400K threshold must meet strict criteria to qualify for the Golden Visa.
Single Property
The minimum €400,000 investment must be concentrated in a single property. Portfolio investments are not permitted.
120m² Minimum
The property must feature a minimum main living space of 120 square meters, excluding auxiliary areas.
Clear Title
The property must be fully paid for via verifiable bank transfers, and hold a clear title free of encumbrances.
Important Usage Restrictions
Short-Term Rentals Prohibited
Properties acquired under this route cannot be leased for short-term periods (under 60 days) or through platforms like Airbnb or Booking.com. Long-term residential leasing is permitted.
Severe Penalties
Violating these restrictions results in an immediate administrative fine of €50,000 and the revocation of the residence permit.
