Strict Property Requirements
The new legislation introduces specific requirements beyond just the investment amount. Properties must meet all criteria to be eligible.
Single Property
The minimum €800,000 investment must be made in a single property. You cannot aggregate multiple cheaper properties to reach the threshold.
120m² Minimum
The property must have a main living space of at least 120 square meters. Auxiliary spaces do not count towards this minimum.
Co-ownership
For undivided co-ownership, the minimum value of each co-owner's percentage must be €800,000 (except for spouses/partners).
Important Usage Restrictions
Short-Term Rentals Prohibited
Under the new law, properties acquired for the Golden Visa cannot be leased for short-term periods (under 60 days) or through platforms like Airbnb or Booking.com.
Severe Penalties
Violating these restrictions results in an immediate administrative fine of €50,000 and the revocation of the residence permit.
