Must hold medical insurance covering all health and safety risks in Greece for all family members.

Property Requirements

Properties must comply with stringent conditions regarding location, minimum size, classification of use, and transaction structure.

  • Location Tier: Dictates whether €800K, €400K, or €250K threshold applies.
  • Floor Area: Properties in the €800K and €400K tiers must have a minimum floor area of 120 sq.m.
  • Single Property Rule: Investments must typically be made in a single property, except in specific scenarios.
  • Use Classification: For the €250K conversion route, the property must officially change from commercial to residential use.

Family Eligibility Summary

Legally married spouses or partners with a registered Greek cohabitation agreement.

Children

Unmarried and under 21 years of age. Permits independent up to age 24.

Parents

Parents of both the main applicant and spouse, regardless of age or dependency.
